$ 5000 in damages rented?!?
We lived in a house where we had to pay $ 950 deposit before we moved in When we moved out, there were some minor damages, as a whole or two on the wall, and so on. But overall, the house was clean except for some repairs. After I moved, I received this list of objections from the owner of the property: – Fill the holes in the walls and sheetrock $ 300 – Replace windows broken $ 200 – Repair the broken garage door $ 50 – enterior paint the whole house $ 1000 (!!!!) – Cleaning crew for floors, bathrooms, kitchen appliances, and garbage disposal $ 1500 (!!!!) – Mow, edge, cut trees, shrubs and $ 200 – Replace dishwasher $ 400 – Replace the window covers $ 450 – pressure washing garage (rental and labor) $ 150 – Rental of scaffolding to complete the picture $ 150 – Exterminate insects and rodents $ 100 – Replace bathroom accessories, fabrics, and towel racks $ 75 – Replace broken light fittings $ 85 – Replace large curtain rods in master bedroom and lounge $ 95 Help! What should I do?
Quite a few things on that list are items that the landlord can not legally charge for. Cut / Gardening, washing the garage, the rates of destruction are the responsibility of the owner in all states. Topics such as replacing the garage door, dishwasher, window coverings, bath accessories, lamps broken and can only recover if the damaged items. Depending on your condition and length of residence, other elements such as painting and cleaning of the elements that merely show normal wear may not be legal to recover from you. Frankly, it seems that the owner decided renovate the place and the bill for it. Tell your landlord that these charges are illegal and refuse to pay them. The owner may seek a court ruling, but as always and when it appears on the court should not have trouble to defend himself and the judge immediately see that most of the charges on that list are not legal. Must be an experience satisfactory to you. Bring a camera to capture the look on his face homeowners outside the court.
